LDC, Inc. (Land Development Consultants) was founded in August 1984, in response to the need for Planning and Project Management consultation services in the growing Colorado Springs metropolitan area. Throughout these past 40 years we have withstood the test of time through periods of growth and recession. We have earned recognition for excellence in the areas of surveying, planning, and land project management for clients whose objective is to develop real property in the Denver and Colorado Springs metropolitan areas, as well as the entire front range. Prepare Concept Plans, Development Plans, Final Plats, etc. as required by Governmental Agencies in the land use approval process.
Represent the owner in the preparation and submittal of all documents and drawings necessary to meet Governmental requirements from Annexation to Master Plans to Zoning and Use Variance actions.
Represent, or assist, the property owner at the various meetings including:
- City and County Planning and Development Personnel
- Hearing Officer
- Planning Commission
- City Council
- County Commissioners
- Minor Land Hearings
- Technical meetings with regulatory governmental agencies
Review and approve Outside Professional Service invoices prior to submittal to property owner/financial institution for payment.
Negotiate contracts for outside professional services (i.e., Engineering, Construction and Development Management) and fees for multiple-zoned projects.
Provide necessary technical data and support to the property owner for contract preparation.
Prepare preliminary cost estimates.
Determine the most cost efficient subdivision design.
